Playa Conchal & Brasilito

A beach made of crushed shells, a flagship gated resort with golf and a beach club — and an authentic pueblo next door where value still lives.

The Shell Beach and the Reserve

Conchal's sand is crushed seashell — turquoise water over white shell fragments, regularly ranked among the most beautiful beaches in Costa Rica. Behind it sits Reserva Conchal, the Gold Coast's flagship gated resort community: a Robert Trent Jones II golf course, a private beach club and spa, the Westin all-inclusive and W Costa Rica hotels, and a mature portfolio of condos, villas, and homesites under full resort management.

Reserva is the turnkey answer on this coast. Owners get security, landscaping, rental management, golf, and a beach club without managing any of it — which is exactly what a large segment of North American buyers wants. It's also a strong lock-and-leave: fly in, everything works, fly out.

Brasilito: the Other Half of the Story

Two minutes from Reserva's gate, the beach town of Brasilito runs on a completely different economy: sandy streets, local sodas, fishing boats, and some of the last genuine value on this stretch — homes and small hotels walking distance from a world-class beach at non-resort prices. The corridor between them also anchors the coast's school cluster: CRIA (US-accredited) and La Paz Community School (IB) both sit in this area, which is why so many school families base themselves here, in Flamingo, or Potrero.

Everyday Practicalities

Huacas, ten minutes inland, is the service hub — supermarkets, Beachside Clinic, hardware, banks. Flamingo's marina and restaurants are ten minutes north. Liberia airport is about an hour. The roads are paved throughout, and this corner of the coast is among the most infrastructure-complete in Guanacaste.

The Real Estate Market

Inside Reserva Conchal, condos generally start in the $400Ks–$500Ks and run past $1M, with villas and golf/ocean-view homes well beyond that; HOA and club fees buy the full amenity stack and strong rental programs. Brasilito trades at a meaningful discount for proximity to the same sand — homes, small lots, and income properties that appeal to value buyers and small-scale hoteliers. Between the two, this corridor covers the widest buyer range on the coast.
