Do I need a local Costa Rica agent or can I use someone from the US? +
You need someone on the ground. Costa Rica does not have one mandatory nationwide MLS like the US and Canada — local and brokerage listing systems exist, but coverage varies by region and agency, less standardized purchase contracts (generally drafted or reviewed by Costa Rican attorneys), and a property market that moves almost entirely through local relationships and networks. A remote agent cannot personally inspect the property, assess physical access, or identify the property-specific concerns that should then be verified by the appropriate local professionals. I live and work in Guanacaste full time — that is not a detail, it is the whole thing.
How does buying property in Costa Rica actually work? +
The process is simpler than most people expect but different from what Americans and Canadians are used to. You find a property, your attorney verifies the title in the National Registry, you sign an Offer to Purchase, pay a 10% deposit into an attorney trust account, complete due diligence, and close in front of a Costa Rican notary. The whole process typically takes 30 to 90 days. For titled property — the vast majority of what I sell — foreigners have the same ownership rights as Costa Rican nationals, with no local partner required. Beachfront maritime-zone concession land follows different rules; my Buyer's Guide explains the distinction before you fall in love with anything on the sand.
Is Guanacaste real estate still a good investment in 2026? +
Guanacaste continues to attract international buyers, but performance varies significantly by community, property type, condition and pricing. What I can say with confidence: asking prices are generally lower than in many established resort markets in Mexico, the Caribbean, and Europe, direct flights from the US and Canada keep expanding, and infrastructure keeps improving. The honest answer is to evaluate a specific property in a specific community on its own numbers — rental history, condition, pricing against real comparables — rather than on a market-wide forecast. That per-property analysis is exactly what I do with buyers.
What makes you different from other agents in Guanacaste? +
Most agents in this market are experienced but they operate the same way they did 15 years ago — MLS listing, open house, wait. I started in this market as a real estate photographer and videographer at 18, moved into digital marketing, got a business degree from the University of Florida, and became an agent. I use professional property media, paid digital distribution, lead tracking and retargeting to reach and follow up with prospective international buyers. I produce all the content myself. I run campaigns across Instagram, Facebook, and Google — my content has reached over 1,000,000 viewers through my own channels and the KRAIN network. You get me on every call, every showing, every negotiation — no handoffs, no assistants.
How do you market a property differently from traditional agents? +
Traditional agents take photos, post on a listing site, and wait for someone to find it. I treat every listing like a product launch. Professional drone footage, edited video walkthrough, paid digital distribution across the US and Canada with lead tracking and retargeting, and organic social distribution that has reached over 1,000,000 viewers. Your property does not sit — it gets put in front of buyers, repeatedly.

Many of my clients come from the United States and Canada, while others already live in Costa Rica or know the market well.
