Potrero curves around a calm, protected bay one headland north of Flamingo — close enough to use the marina and restaurants daily, far enough to pay meaningfully less for it. The town keeps a local, unhurried rhythm: a village center with sodas and a church at one end, the growing Surfside neighborhood of homes and condos near the sand, and a beach where the water is calm enough for a real morning swim — not a given on this surf coast.
The community here is one of the fastest-growing on the northern Gold Coast: American and Canadian families, remote workers, and retirees who did the math on Flamingo and bought five minutes north instead. It's sociable without being touristy — beach get-togethers, pickleball, and everyone knows the bakery.
Potrero's bay is the family beach of this corridor: gentle, swimmable, dark-sand, with paddleboarding and kayaking on flat mornings and boats moored offshore. Surfers drive 20–35 minutes to Grande, Tamarindo, or Avellanas; divers and fishermen launch to the Catalinas and beyond from Flamingo next door. Sunsets over the bay, framed by the headlands, are the town's daily event.
This is prime school territory: CRIA and La Paz Community School in the Brasilito corridor are 10–15 minutes away, which is why so many school families live in Potrero and Surfside. Huacas covers big supermarkets and Beachside Clinic within 15 minutes; day-to-day needs are handled by Potrero's own markets and a fast-improving restaurant scene. Liberia airport: about an hour.
Potrero is the classic "next-door discount": homes and condos priced well below Flamingo for effectively the same coastline, schools, and services. Surfside offers walk-to-beach homes and new condo product; the hillsides behind the bay hold ocean-view builds and lots. As the marina economy grows and Flamingo's finite hills stay finite, that discount closes a little every year — which is exactly the appreciation thesis buyers here are betting on.
