Guanacaste is not one market — it is a string of very different beach towns, each with its own personality, price point, and kind of buyer. Here is how I describe them to clients trying to figure out where they belong.
Tamarindo
Tamarindo is the most developed and most alive town on the coast. Restaurants, surf shops, international schools, a hospital, nightlife, and year-round tourism make it feel like a real town rather than a remote getaway. It is the most liquid real estate market in the region — properties move faster here because demand is constant and the buyer pool is large. Entry-level condos start in the low hundreds of thousands; ocean-view homes climb well past two million.
Playa Flamingo
Flamingo is Tamarindo's upscale, quieter neighbor to the north. Famous for its white-sand beach and a brand-new marina, it draws buyers who want luxury and calm rather than nightlife. The hillsides here hold some of the most spectacular ocean-view homes in Guanacaste, and the marina has put real upward pressure on values. This is premium territory.
Playa Conchal & Reserva Conchal
Conchal is known for its crushed-shell beach and is anchored by Reserva Conchal, a gated resort community with a golf course, beach club, and the Westin. It appeals to buyers who want resort-style security, amenities, and turnkey luxury — condos and homes inside a managed community with everything handled.
Potrero & Surfside
Just north of Flamingo, Potrero offers more value for buyers who want to be near the Flamingo lifestyle without the Flamingo price. It is more local and laid-back, with a growing expat community, calm swimming water, and a mix of condos, homes, and lots. A lot of smart money looks here for upside.
Nosara
Nosara sits further south and is intentionally different. The community has fought to keep it low-key — no large chains, strict development limits, dirt roads kept on purpose. The result is a world-class surf break, a thriving wellness and yoga scene, and a wealthier, more private buyer. It has seen some of the strongest price appreciation on the coast because supply stays tight while demand keeps growing.
So Where Should You Buy?
If you want convenience and liquidity, Tamarindo. If you want quiet luxury, Flamingo. If you want gated resort amenities, Conchal. If you want value and upside, Potrero. If you want wellness and privacy, Nosara.
